Your two main choices

  • On-campus or university-managed housing: hostels, residential colleges or apartment blocks run by your university or a partner. Rooms are furnished, security is built in, and a shuttle is often included.
  • Off-campus private rentals: a room in a shared condo or house, or a whole studio, rented from a landlord, agent or co-living operator.

Neither is always better. It depends on your budget, how independent you want to be, and how well you know the city.

What on-campus housing costs

Prices vary a lot between public and private universities, and between fan rooms and air-conditioned en-suites. These monthly per-person rates come from the universities' own accommodation pages (checked October 2026):

University (city) Lower end Upper end
UTM (Johor Bahru) Double room RM360 Single with bathroom RM600; executive single RM1,200
Curtin Malaysia (Miri) Fan twin RM410 Air-con single RM740; studios RM1,230-1,330
Swinburne Sarawak (Kuching) Fan twin RM135/week (around RM585/month) Premium single RM337.50/week (around RM1,460/month)
APU (Kuala Lumpur) Dual-key twin RM960 Singles RM1,190-1,760
Taylor's U Residence (Subang Jaya) Standard twin RM1,700 Premium single RM3,200

Sunway University says its student housing starts from about RM440 a month. Budget for one-off costs too: APU lists a RM400 one-off charge, Curtin a RM150 processing fee, and Taylor's a RM500 application fee plus a RM3,000 deposit and six months' rent in advance. Swinburne wants the full semester's rent by the first day of classes.

What off-campus housing costs

Going by current iBilik listings, a single or medium room in a shared unit usually costs about:

  • RM450-950 in Kuala Lumpur, Petaling Jaya, Subang Jaya and Penang
  • RM350-850 in Cyberjaya, Shah Alam and Johor Bahru
  • RM250-750 in Nilai, Ipoh, Melaka, Kuantan, Kuching, Miri and Kota Kinabalu

A master room with its own bathroom often costs RM100-300 more. A whole studio is a big step up: about RM1,300-2,500 in KL and PJ (Numbeo puts the average one-bedroom outside central KL at around RM1,520) and roughly RM600-1,900 elsewhere. At this hub's exchange rate, a RM600 room is about PKR 40,700 or USD 147 a month.

Deposits: what "2+1" means

For a whole unit, landlords commonly ask for two months' rent as a security deposit, half a month as a utility deposit, and the first month's rent in advance, written "2+0.5+1", or "2+1" when the utility deposit is a full month. Listings in Ipoh, Kuching and Miri follow this pattern, and MMU's The Arc in Cyberjaya asks for two months' security plus one month's utility deposit.

Single rooms are cheaper to move into. One month's deposit plus the first month's rent is common, and many co-living operators advertise low or zero deposits, sometimes with an admin or access-card fee instead. Always get a receipt.

Tenancy agreements and stamping

Get a written agreement, even for a room. Check the names and IC or passport numbers, rent due date, notice period, who pays which bills, and the inventory list. As Curtin's off-campus guide advises, inspect the room against the inventory before signing and report defects immediately. Take dated photos on move-in day.

Agreements must be stamped with LHDN (the Inland Revenue Board) within 30 days of signing, and late stamping carries a penalty of at least RM50. Since 1 January 2026, tenancy stamping falls under LHDN's self-assessment system. The duty is small: Taylor's lists RM92 for a RM1,700-a-month room, and the tenant usually pays it. A stamped agreement protects you if a deposit dispute arises.

Utilities, wifi and air-con

  • Air-con is the biggest cost. Many rooms include water and basic electricity but meter air-con separately; Swinburne charges it by usage. Homes are billed on TNB's domestic tariff, so a housemate running air-con all night raises everyone's bill.
  • Wifi: home fibre costs around RM100-120 a month per unit (Numbeo), split between housemates. Hostel wifi may be capped; some Curtin blocks allow two devices at 15 Mbps.
  • Mobile: allow around RM35-45 a month for 10GB or more of data.
  • Your share of bills plus your phone usually comes to about RM60-180 a month.

Staying safe and avoiding scams

  • Choose guarded buildings with 24-hour security and access cards.
  • A short walk to a train station or campus shuttle is worth more than a slightly cheaper room far away, especially if you come home late.
  • View the room in person, or on a live video call if you are abroad, before paying anything.
  • Ask for the landlord's IC and proof they own or may rent out the unit, such as a recent utility or assessment bill in their name.
  • Be wary of prices far below nearby listings, pressure to "pay today", or payment into an account under another name. Pay by bank transfer and keep receipts.

What to look for

  • Air-con or fan: fan rooms save money but can be hard to sleep in.
  • Distance to campus: test the trip at rush hour.
  • Kitchen: if you eat halal, a shared kitchen where housemates cook pork may not suit you. Many listings say "Muslim unit" or "Muslimah unit".
  • Gender arrangements: Swinburne and MMU's Melaka hostels keep separate male and female blocks, and many private listings are single-gender.
  • What's included: wifi, water heater, laundry and bedding. Curtin and INTI hostels do not supply pillows or bedsheets.

When to book, and first-year advice

University housing fills fast. In October 2026 every room type at Taylor's U Residence showed as fully booked, and MMU gives priority to new undergraduates. Apply as soon as you accept your offer and watch payment deadlines; Taylor's wants full payment 21 days before check-in.

For your first semester or year, on-campus housing is usually the safest start. You arrive to a ready room, skip large deposits, make friends quickly and learn the neighbourhoods before committing to a 12-month lease. Many students move off campus with friends in their second year.

FAQ

Can I rent a private room before I arrive? You can, but you cannot inspect it. It is safer to book university housing or a short stay first, then view rooms in person.

Is a 12-month lease normal? For whole units, yes. MMU's The Arc requires 12 months and charges 20% more for shorter stays. Rooms and co-living spaces often accept six months.

Will I get my deposit back? Usually, if you give proper notice, settle all bills and leave the room clean and undamaged. Move-in photos and a signed inventory are your best protection.

How much cash do I need to move in? For a RM600 room on one month's deposit plus advance rent, plan for around RM1,200-1,500 including utility deposit and stamp duty. A whole unit on "2+0.5+1" needs three and a half months' rent upfront. Curtin advises arriving with at least RM2,000 to settle in.
